Sales remain above long-term trends despite declines

In February 2025, housing inventory rose by 76% year-over-year to 4,145 units, with significant increases in homes under $500,000. Sales totaled 1,721, down 19% from last year, while new listings were 2,830. The residential benchmark price was $587,600, stable compared to late 2024. Detached home sales fell by nearly 20%, with a benchmark price of $760,500. Semi-detached and row homes also saw sales declines, while apartment sales dropped 26%. Regional markets like Airdrie and Cochrane experienced similar trends with rising inventories and stable prices.
